During the peak winter season, the 15-night rate rises to $2,800. These rates represent gross rental income before operating expenses, not the owner’s net profit.

Professional Marketing
Carried out a full professional photoshoot that captured the soul of the house — sunrise on the balcony, the endless ocean horizon, the soft interiors, and the direct connection to the beach. Listed on Airbnb, Booking.com, and Vrbo, then launched targeted campaigns aimed at couples, creatives, and small families from Europe, Australia, and North America seeking a restorative, off-the-beaten-path escape.

Service & Cost Optimization
Systematized the work of the welcoming staff with a clear guest-relations checklist and regular maintenance schedules. Introduced curated paid concierge services: private chef dinners featuring fresh seafood, scooter rentals, guided whale-watching trips, and cultural excursions. This added +12% to the average booking value.

Transparent Management
The owner receives a monthly report packed with invoices, receipts, and a clear income-expense breakdown. All tax and local utility arrangements are fully handled.
